A lender needs to see
your documents. It never
needs to hold them.

Well Done (HK) Finance Limited lends from Hillwood Road in Tsim Sha Tsui. Applying for a loan means handing over personal information, and that is normal. What is not normal is what some people are persuaded to hand over — banking credentials, original documents, a photograph of themselves holding an identity card.

This page draws the line in one table. Everything on the left is reasonable for us or any lender to request. Everything on the right should end the conversation, whoever is asking and however official they sound.

copies, seen originals stay with you never

What we may ask for,
and what nobody may

The left column is ordinary underwriting. The right column has no legitimate version — not for us, not for a bank, not for anyone who telephones you. The two columns are placed side by side because in practice they arrive in the same conversation.

Reasonable to be asked for
Never hand over
A copy of your identity documentShown or copied for identification, kept securely and used for the application. Ask what it will be used for and how long it is retained.
A photograph of you holding your IDThis combination is a standard tool for opening accounts and taking credit in someone else's name. There is no underwriting reason for it. Refuse it every time.
Recent bank statementsPDFs or printed statements showing income and outgoings. This is how affordability is actually assessed.
Your online banking login or passwordNo lender needs to enter your account. A request to "log in together", to share a screen, or to install an application to verify income is an attempt to reach your money.
Proof of income and employmentPayslips, a tax demand note, or MPF contribution records. Straightforward documents you already possess.
A one-time passcode from your phoneAn OTP exists to stop somebody else acting as you. Anyone asking you to read one aloud is that somebody else, regardless of what name they gave.
Proof of addressA recent utility bill or bank correspondence. A copy is sufficient; there is no reason for an original to change hands.
Original documents, surrenderedYour passport, identity card, title deeds or share certificates should not be handed over to be "held" during an application. Copies are what underwriting requires.
Details of your existing debtsWhat you already owe and to whom. Concealing this does not help you — it produces a facility you cannot service.
Blank documents to signNever sign anything with spaces left empty, and never sign a document you have not read to the end. What gets written in afterwards is not something you will be able to dispute.
Your consent to a credit checkGiven knowingly, in writing, as part of an application you actually decided to make.
Money, before a loan is advancedHandling fee, arrangement fee, insurance, deposit, "unlocking" a transfer. No fee is payable to anybody before a loan reaches you. This is the whole of the most common fraud.

Three requests that mean
end the conversation

Not "be careful". Stop, hang up, and do not send the thing being asked for. None of these has a legitimate version anywhere in this industry.

"Send a fee first and the loan will be released"

It will not be released, and there will be a second fee framed as the final one. Every money lender's advertisement in Hong Kong carries a warning about intermediaries because of exactly this. If money has already gone, report it to the police and do not send more attempting to recover it — that second payment is what the scheme is built to obtain.

"Just read me the code that was sent to your phone"

A one-time passcode is the last thing standing between a stranger and your bank account. No lender, no bank, no officer of any authority needs it. The moment someone asks, the purpose of the call has been revealed — end it without discussion and contact your bank directly using the number on your card.

"Take a photo holding your identity card"

Nothing about assessing a loan requires it. That image is a near-complete kit for taking out credit in your name, and it circulates long after whoever asked for it has disappeared. If you have already sent one, watch your credit record closely and consider reporting it.

Where to check and where to report: the register of money lenders is maintained by the Companies Registry and is searchable free through its e-Services portal — look up the exact legal name yourself rather than trusting a number in an advertisement. For fraud, threats or harassment, contact the Hong Kong Police Force. For a complaint about a licensed lender's conduct, the Registrar of Money Lenders sits with the Companies Registry and the Ordinance is enforced by the Commissioner of Police. All of these are free to approach.

What we lend

Assessed on documents you keep, with terms in writing before anything is signed.

Facility 01

Personal instalment loans

A fixed sum over a fixed term with a written schedule. The last payment date is known on the day you sign it.

Facility 02

SME working capital

For small businesses in Kowloon and across the territory, sized against what the trade services in a quiet month.

Facility 03

Consolidation, conditionally

Only where the total cost genuinely falls and the earlier accounts actually close. Otherwise it is an extra loan with a better name.

Facility 04

Property-secured lending

Secured on Hong Kong property. The asset is genuinely at risk if the arrangement fails, said here rather than in a late clause.

No rate is published on this page. Any single figure would be wrong for nearly everyone reading it. What is fixed is the form of the answer: the effective annual rate calculated on the basis the Ordinance specifies, the total amount repayable and the complete schedule, in writing, before signature. The statutory ceiling is an effective rate of 60% per annum — a ceiling, not a target, and lawful is not the same as affordable.

Questions, answered

i.Why publish a list of things not to give a lender?

Because the people who lose money to fraud in this market are usually mid-application and already in the habit of sending documents. A borrower who knows where the line sits is harder to defraud by anyone, including us. Publishing it costs nothing and removes a great deal of ambiguity from a conversation that is stressful enough.

ii.How do I confirm I am actually speaking to you?

End the call and telephone the number published on this page yourself. Never dial a number given to you by the caller, and never continue on a messaging application because it is more convenient. We appoint no agents to approach borrowers, so anyone contacting you first about a loan from this company is not from this company.

iii. What happens to my documents after an application?

Ask that question of every lender you approach, and expect a specific answer about what is retained, why, and for how long. You are entitled to know how your personal data is used, and a lender that becomes vague at this point has told you something useful.

iv.Should I try a bank first?

Usually yes, and we will say so if you ask. Bank credit is generally cheaper. Money lenders earn their place where the amount is modest, the timing is short, or the application is sound but does not fit a bank's criteria. Anyone in this trade telling you never to approach a bank is protecting a margin rather than you.

v.Does applying to many lenders improve my chances?

It does the opposite. Credit reference data shows lenders your recent enquiries, and a cluster of applications in a short period reads as distress. Obtain your own credit report first, then apply deliberately to one or two.

vi.What if I am going to miss a payment?

Telephone before the due date rather than after. The options while an account is current are much wider, and going quiet is what turns one difficult month into a default. If any lender responds to arrears with threats or harassment, that is a matter for the police, whoever the money came from.
